Minimum Floor Area-Each dwelling shall contain the following minimum floor <br /> areas on the First floor: <br /> One story dwellings 1,100 sq. ft. <br /> One and one-half story dwellings 900 sq. ft. <br /> Two story dwellings 750 sq. ft. <br /> 5. Front Yard-There shall be a front yard having a depth of at least thirty feet <br /> from the front lot line. <br /> 6. Side Yards <br /> a. Dwellings shall have two side yards the total width of which shall not <br /> be less than fifteen feet with a minimum side lot width of five feet. <br /> b. A side yard adjacent to a street shall not measure less than thirty <br /> feet in width. <br /> 7. Rear Yard <br /> a. All lots abutting the lake shall be a rear yard measuring in depth of <br /> at least seventy-five feet from the high water elevation of the lake (the <br /> high water elevation shall be determined by the Department of <br /> • Natural Resources). <br /> b. All lots zoned R-1 A not directly abutting the lake shall have a rear <br /> yard measuring in depth a distance equal to 20% of the depth of <br /> the entire lot but in no case less than twenty-five feet. <br /> 8. All structures, and detached accessory uses defined in this section must <br /> meet all setback requirement of this section and have the advance approval <br /> of the Rice Creek Watershed District. <br /> Subdivision 6.
