2. PLAT CONTENT. We have the following comments with <br /> respect to the proposed plat in consideration of <br /> the platting requirements of Minnesota Statutes, <br /> Chapter 505 and Section 330 of the City ' s Subdivi- <br /> sion Ordinances, and the requirements of Section <br /> 6, Subdivision 5, Paragraph 2 (Area and Width) <br /> of the City' s Zoning Ordinance. <br /> a. The plat shows no drainage and utility easements. <br /> If no such easements are necessary, the Council <br /> should waive the requirements of Section 330 : 35 . <br /> b. We assume that staff has checked the building <br /> locations against the height, area and setback <br /> requirements of Section 6, Subdivision 5 of _ <br /> the Zoning Ordinance. <br /> C. We have assumed that the name of the proposed <br /> plat is proper and that the surveyor has checked <br /> the name to make sure that it is not the same as <br /> or deceptively similar to any plat previously <br /> recorded in Ramsey or Hennepin County. <br /> d. When the proposed plat has been approved, it <br /> must be .recorded by the owners within 30 days. <br /> A copy of the recorded plat should be furnished <br /> to the City, as required by the City's platting <br /> • ordinance. <br /> This memorandum is for the background and information of <br /> the persons to whom addressed.
