As shown in the Lindquist & Vennum title opinion <br /> (a copy of which is attached) , a portion of the <br /> most northerly parcel comprising the property being <br /> platted is subject to certain easements in favor of <br /> Northern States Power Company. <br /> f . We do not have completed information on real estate <br /> taxes and special assessments, but the owners will <br /> not be able to file the plat if there are any <br /> delinquencies . <br /> 2. PLAT CONTENT. We have the following comments with <br /> respect to the -proposed plat in consideration of <br /> the platting requirements of Minnesota Statutes, <br /> Chapter 505 , Section 330 of .the City' s Subdivision <br /> Ordinances, and, the requirements of Section 10 of <br /> the City' s Zoning Ordinance: <br /> a. The plat dedicates certain drainage and utility <br /> easements, and we assume that the City' s Public <br /> Works Department is satisfied that these. are <br /> adequate for the City' s purposes. <br /> b. Both lots meet the minimum lot size and lot <br /> frontage requirements. <br /> • c.. Staff indicates that the existing building on <br /> Lot 2 meets the required setback from the -north- <br /> easterly <br /> ortheasterly line of Lot 1. <br /> d. All of the property, including the triangular <br /> parcel at the north end of the plat, is zoned <br /> Light Industrial. <br /> e. When the proposed plat has been approved, it must <br /> be recorded by the owners within 30 days.
