At the end of this 30-year term, the City could get the property back <br /> 3. The City could provide the land to Amcon, fee of charge, and potentially receive a "free" or <br /> reduced lease for an extended period of time. <br /> If the Council decided to proceed with Amcon as the Master Redeveloper, these options (and <br /> potential variations thereof), will be analyzed in more detail and a recommendation will be brought <br /> before the City Council for final approval. <br /> In addition to this proposal, Amcon has stated that they would provide the City an analysis of a new <br /> fire station facility. This service would be provided "free of charge" and would include design <br /> services (production of conceptual plans) that would assist the City in determining the <br /> appropriateness of selected sites, as well as construction estimates. Amcon would request in return, <br /> that the City consider their construction management services when the City moves forward with the <br /> development of a new facility. It should be noted that if the City chooses to utilize these services, <br /> they will not be under any obligation or required to utilize Amcon's construction management <br /> services. <br /> Based upon the preliminary review of the development proforma submitted by Amcon and the <br /> proposed options, I am confident that they will be able to complete the redevelopment in a timely <br /> fashion and to the City's desired standards. I will provide further detailed analysis of the options at <br /> your December 19, 2002 work session for your review and consideration of this proposal.
