MR. FUDALI AND MR. VVAYNE .HOLTE APPEAR- <br /> ED TO REQUEST PLANNING COMMISSION APPROVAL OF THEIR PROPOSAL TO CONSTRUCT SEVEN <br /> 18-UNIT APARTMENT BUILDINGS ON THE NORTH SIDE- OF 37TH AVENUE N X. BETWEEN <br /> MACAL•ESTER AND FORDHAM - SEE MINUTES OF MARCH 269 1962). IN SUPPORT OF HIS <br /> REQUEST, MR. FUDALI PRESENTED THE FOLLOWING: <br /> 1; A LAYOUT PLAN OF THE PROPOSED DEVELOPMENT <br /> 2. A TOPOGRAPHIC MAP <br /> 3. A REPORT ON SOIL BORINGS <br /> 4. A LANDSCAPE PLAN <br /> 5. PLANS OF THE PROPOSED STRUCTURES <br /> 6. AN ARCHITECTURAL PERSPECTIVE OF THE FINISHED DEVELOPMENT <br /> THE PLANNING COMMISSION NOTED THE FOLLOWING: <br /> 1. VILLAGE ORDINANCE N0. 10A REQUIRES A MINIMUM AREA OF 3259500 S@. FT. FOR <br /> 1}� THE PROPOSED DEVELOPMENT WHICH HAS AN AREA OF APPROXIMATELY 350,000 Sq.. FT. THERE- <br /> FORE, THE PROPOSAL MEETS THE AREA REQUIREMENTS.- <br /> 2. THE PLANS CARRIED A PENCILED NOTATION THAT THE EXTERIOR WOULD BE <br /> CONSTRUCTED ENTIRELY OF BRICK THEREBY COMPLYING WITH THE VILLAGE ORDINANCE. <br /> 3. THE PLANS WILL HAVE TO BE REVISED TO MEET THE PER-UNIT FLOOR AREA <br /> REQUIREMENTS OF VILLAGE ORDINANCE N0. 42A. <br /> 4. NO PROVISION HAS BEEN MADE FOR PAVING FORDHAM AND MACALESTER. <br /> 5. NO GRADING PLAN WAS PRESENTED. <br /> -6. PROVISION FOR A TURNAROUND ON MACALASTER IS REQUIRED. <br /> FOLLOWING SOME DISCUSSION OF THESE POINTS, CAVANAGH MOVED AND DOUGHERTY SECONDED <br /> THAT THE MATTER BE TABLED UNTIL THE COMMISSION HAD MADE ITS RECOMMENDATIONS ON <br /> THE ZONING IN THE VICINITY OF THE PROPOSED PROJECT. <br /> MOTION CARRIED. <br /> Z-62-1 IVALBON REZONING TO MULTIPLE DWELLING <br /> MR. KRALHEIM, ATTORNEY FOR THE WALSONS, APPEARED BEFORE THE COMMISSION <br /> WITH HIS CLIENTS TO REQUEST THAT THE SOUTHWEST CORNER OF THE INTERSECTION OF <br /> 33RD AVENUE AND HIGHWAY 8 BE REZONED FROM SINGLE FAMILY TO MULTIPLE RESIDENTIAL. <br /> MR. KRALHEIM INDICATED THAT THE WALSONS HAD AGREED TO CONFINE THEIR EXISTING <br /> • NON-CONFORMING USE TO PARCELS 1 AND 2 BY MAY 15, 1962. HE STATED THAT WALSONIS <br /> INTEND TO CONTINUE THE NONCONFORMING INDUSTRIAL USE ON PARCELS 1 AND 2 INOEFINIT- <br /> LY AND THAT BECAUSE OF ITS ADVERSE LAND USE THEY WOULD NOT BE ABLE TO UTILIZE <br /> THE NORTH PARCEL FOR SINGLE FAMILY RESIDENTIAL AS PRESENTLY ZONED. <br />
