• <br /> VILLAGE OF ST.- ANTHONY <br /> Planning Boerd- Minutes <br /> May 6, 1963 <br /> The special meeting of the St. Anthony Village Planning Board was called to <br /> order by the Chairman at 8:00 o'clock P.M. <br /> Present: Dougherty, Skovran, Hansen, Rosinek, Coulter,, Di.Carlo <br /> Absent: Rocks <br /> The Chairman announced that this was the time and place to hold a public <br /> hearing on the request for the rezoning of the property described as follows: <br /> An area bounded on the Horth by 34th Ave. N.E., on the South by 33rd <br /> Ave. N.E., on the Westlb-y Stinson Blvd, and on the East by the West Line <br /> of Registered Land Survey No. 2119 excluding the following described par'- <br /> cels: Registered Land Survey No. 196; the South 228.3 feet of the West <br /> 198 feet of the Northwest 1/4 of Section 69 the North 150 feet of the South <br /> 660 feet of the West 133 feet of the Northwest 1/4 of Section 6. <br /> The requested change is from- the present contercial zoning to multiple <br /> dwelling zoning. , Also ,requested is. a variance, from_ the ,land area requirements in <br /> Ordinance No. 66. <br /> Mr. Wargo, representing Century Capital, Inc., presented the proposed de- <br /> velopment. The Chairman opened the hearing for discussion. Twenty-two property <br /> owners who were within 100 feet of the, area in question, were notified of the <br /> hearing. Of the twenty-two, eleven- were opposed to the rezoning,. 10 were not <br /> present at the hearing, and one was deceased. <br /> After .hear ing ail the continents from the floor the hearing was closed. <br /> It was moved by Coulter to recommend the Council grant the request for the <br /> area requirement variance and the .request for the zoning variance on the following <br /> basis: <br /> 1. The property in question is presently zoned commercial. The request <br /> to change the zoning to ,mu.ltiple dwelling would ,be a substantial up-grading of <br /> the use of this p-1.rrerty. A multiple dwelling complex such as the one proposed <br /> by . Century Cap--*.al, Inc. would constitute. the highest and best use for this <br /> property and would'be more 's.n keeping with the surrounding development. <br /> 2. A multiple dwelling complex of this size would be of great benefit <br /> to the over all Village tax structure. <br /> 3. The proposed complex. would be a marked improvement over the present. <br /> • use of this property. <br /> 4. The fireproof construction of these buildings would decrease the <br /> possibility of fire even in this complex with a _higher density of 'units. <br /> Page 1 of 2. <br />
