Speaking for the <br /> proposal were Dorothy and LeRoy Pearson, . who own the property at 3912 <br /> • Shamrock which has a frontage of 74 feet, propose to purchase 15 feet <br /> from 3916 which has a frontage of 99 feet, leaving the properties <br /> with 89 and 84 feet frontages , respectively. Also present was Paul <br /> Johnson, 3925 Shamrock Drive , agent who is handling the sale of Mrs . <br /> Bjerkebek's property.. He estimated the Pearson and Bjerkebek' s <br /> residences are between 40 and 45 feet distance from each other which <br /> would leave ample room- for expansion-.of.. the. .Bjerkebek garage in the <br /> future. The Chairman requested staff to make accurate measurements <br /> before the Council meeting. <br /> Motion by Mr. Peterson and seconded by Mr. Zawislak to approve the <br /> conveyance ' of .a 15 foot strip of, land, described .as the South 15 feet <br /> of the North 99 feet of Lot 13 , Block 5 , Mounds View Acres , Second <br /> Addition , lying East of. the West 134 -feet thereof .from the property <br /> identified. as. 3916 Shamrock Drive to the property currently identified <br /> as 3912 Shamrock Drive , subject to verification of. the distance <br /> between the houses on these properties to assure adequate side yard <br /> setbacks for both properties. <br /> Motion carried unanimously. <br /> At 8:18 P..M. , . Chairman Jones opened the public Hearing- on the request <br /> from the- owners of the properties at 2608, 2700 and 2702 - 33rd Avenue <br /> N.E. to replat. their properties to create two new buildable conforming <br /> lots of 75 X 131. 25 feet. each, .which. will front on Belden Drive. It <br /> was agreed the hearings on the individual petitions for the necessary <br /> variances to effect this replatting would be held following the re- <br /> platting recommendation. <br /> Mr. Jones read the notice . of the hearings which' Mr. Berg indicated <br /> had been published and sent to adjoining property owners within 350 <br /> feet of the sites . No one present reported failure .to receive the <br /> notice or objected to its contents . With his March 12th recommendation <br /> of approval of..the plat and variances, the Administrative- Assistant <br /> had included .in. the. .agenda packet .copies of the April 22 , 1980 Com- <br /> mission meeting minutes reflecting that body 's concept approval of <br /> the proposalas long as the necessary surveys are made. <br /> Mr.. Ber.g reiterated the three properties with non-conforming frontages <br /> of 42 . 2, . 42 and 47 feet, respectively , were developed long before the <br /> existing City Zoning Ordinance came into existence and their deep back- <br /> yards are of no value to any , of the three owners .. He noted the new <br /> lots will have to be developed to -conform to thezoning requirements . <br /> No problems with- the proposed _ replatting have: beenfforeseenIL)byaany <br /> governmental agency or uti'l'ity, company, .according: to Mr. Berg. Petitioners <br /> for the necessary variances who were present to discuss the proposal were <br /> Ed and Alyce Brown, 2702 - .33rd Avenue N.E. , and David and Alice <br /> Taylor, 2700 - 33rd Avenue N.E. , as well as Jeffrey H.A. Johnson, <br /> 1500 First National Bank Building, St. Paul-, attorney for all three <br /> petitioners . The third property owner, Mrs . Ila. Clark, 2608 - 33rd <br /> Avenue N.E. was unable to be in attendance. <br /> Mr. Brown indicated none of the neighbors has expressed opposition to <br /> the plan and most of them, including Robert Bailey , 2700 Hilldale and <br />
