Planning Commission Regular Meeting Minutes <br /> August 16, 1994 <br /> Page 4 <br /> 1 commended the owners for wanting to clean up the site. He stated he fully supports the <br /> 2 variances. <br /> 3 St. Anthony resident Bob Taylor owns property directly behind the station at 3639 <br /> 4 Stinson Boulevard and stated the property is now an eyesore and he has no problem with <br /> 5 a convenience store. He did express concerns over the hours the business would be open <br /> 6 and suggested it not be open for business past 11:00 p.m. <br /> 7 A land owner on the east side of the property, Mike Lupient, wanted to know if anything <br /> 8 would be done with the existing fence. The architect explained they would totally <br /> 9 replace it with a 6-foot high fence. <br /> 10 Chair Gondorchin closed the public hearing at 7:26 P.M. <br /> 11 Chair Gondorchin stated the variances with setbacks for the canopy, consideration of <br /> 12 hours, and the pylon requirements should conform to the dimensions of the station that <br /> Wwent up recently on 40th or 33rd. <br /> 14 Commissioner Faust stated he had one resident call him who was against the plan as the <br /> 15 resident thought there was an overabundance of convenience stores in the community and <br /> 16 was concerned about parking. This resident also wanted to know about sidewalks. <br /> 17 Commissioner Faust noted that staff has indicated the request meets parking requirements <br /> 18 and the applicant feels traffic counts will sustain the business. <br /> 19 Chair Gondorchin recommended looking at the setbacks on the south side and the back <br /> 20 yard. Commissioner Bergstrom stated the neighbors and owners had expressed their <br /> 21 concerns but didn't seem to be concerned with a convenience store in the location. <br /> 22 Commissioner Thompson stated it was a blighted area now and he liked the proposed <br /> 23 store. Commissioner Franzese stated her only concern was with traffic entering and <br /> 24 exiting from Stinson and wanted to know if staff had looked into whether there should be <br /> 25 a right-turn-only lane. <br /> 26 Commissioner Faust stated an 11:00 p.m. closing would be consistent with other stores in <br /> 27 the area. He asked Mr. Taylor if he knew there would be a trash dumpster on the <br /> 28 northeast corner of the property. Mr. Taylor was not aware of this but thought there <br /> 29 would not be a problem because of the fence. <br /> Chair Gondorchin wanted to know if the area provides access wide enough for a trash <br /> truck. The architect said there would be enough footage,the dumpsters would be <br /> 32 enclosed and the trucks would access through a gate on the enclosure. <br />
