He thought the <br /> 2 pylon measured approximately 185 square feet and noted the requirement that the bottom <br /> 3 of the pylon must be 7 feet from the ground. <br /> 4 The architect stated they were willing to meet any City requirements. They had initially <br /> 5 thought a monument would suit their purposes better but would not provide adequate <br /> 6 square footage. He also said there would not be a problem.meeting the City criteria for <br /> 7 footage. A question was asked regarding the price sign and the architect said they would <br /> 8 not be seeking a variance for that sign. <br /> 9 Chair Gondorchin asked about the proposed hours of operation. The architect stated they <br /> 10 do not want to be a 24-hour operation and would comply with whatever hours the City <br /> 11 set. <br /> 12 Commissioner Makowske inquired about what was being done regarding drainage. The <br /> 13 architect responded they would likely raise the building three or four inches to keep any <br /> standing water off neighboring properties. He indicated that the initial system was not <br /> working properly and that construction, excavation and cleaning of the property would be <br /> 16 done according to PCA requirements. <br /> 17 The location of the canopy's position on the diagram was explained by the architect. <br /> 18 Commissioner Bergstrom asked if the neighbors had been contacted and asked for their <br /> 19 opinions on having a convenience store. The architect stated he called the apartment <br /> 20 owners and explained thoroughly what they were planning but did not receive any calls <br /> 21 back. <br /> 22 Commissioner Faust wanted to know if a marketing survey or study had been done to <br /> 23 indicate the need for this type of store. The architect stated they usually look at traffic <br /> 24 counts and do a rooftop count but didn't feel an actual survey was necessary. <br /> 25 Commissioner Faust also wanted to know if they felt there would be enough business to <br /> 26 support the venture. The architect thought there would be since they could count on the <br /> 27 overflow business from SuperAmerica. <br /> 28 Commissioner Makowske asked how the size of the store would rate against industry <br /> 29 standards. The architect explained the standards would be from 2,400 to 3,000 square <br /> 30 footage and the store would fall within those parameters. <br /> 49 St. Anthony resident Dennis Cavanaugh, 2909 St. Anthony Boulevard, stated he was in <br /> 32 favor of the project.
