Planning Commission Regular Meeting Minutes <br /> • June 16, 1998 <br /> Page 2 <br /> 1 Mr. Hanka has submitted copies of the documents to the City that indicate that the Wirth <br /> 2 Companies are current owners of record as the Wirth Companies or Stinson Boulevard Corp., a <br /> 3 subsidiary of the Wirth Companies. The City Attorney has been given the proposed plat map <br /> 4 and copies of the deeds for his review. <br /> 5 Lot 1, Block 1, Beutz Addition is being subdivided and replatted to provide the Apache Medical <br /> 6 Building space for additional future parking needs and to combine the two vacant lots to increase <br /> 7 the square footage available for redevelopment of the newly replatted lot. An easement between. <br /> 8 the current lots that allows access to the Apache Medical building will continue to be maintained <br /> 9 - after the subdivision and replatting. <br /> 10 The combining of the two vacant lots will bring Lot 1, Block 1, Beutz Addition into compliance <br /> 11 with Chapter 15, Subd. 4., (1), of the City's Ordinance, which states that all lots must abut by <br /> 12 their full frontage on a public street. The replatting of the vacant lots creates a lot that meets the <br /> 13 minimum lot size requirement under the same Chapter. <br /> 14 Commissioner Makowske asked if this would change the driveway which was previously <br /> 15 determined to give Apache Medical Building street frontage. <br /> Ms. Moore-Sykes stated that the City Attorney has determined that this driveway will still be <br /> considered an easement and provide frontage, and the Apache Medical Building still meets all <br /> 18 the City Code requirements. <br /> 19 Mr. Hanka, Wirth Companies, reported this application had been delayed one month due to an <br /> 20 impending sale of the Apache Medical Building. However, this sale did not occur. The purpose <br /> 21 of the request is to provide more area for Lot 2, Block 2, and make it more buildable under City <br /> 22 Codes. Mr. Hanka reported the easement is not an issue. It is rarely used but will remain in <br /> 23 place with the subdivision/replat. <br /> 24 Chair Bergstrom asked if this was a private easement which could be vacated. <br /> 25 Ms. Moore-Sykes stated this is correct. She noted however,that the Car Wash does depend on <br /> 26 this easement to access 39'Avenue. <br /> 27 Chair Bergstrom closed the public hearing at 7:11 P.M. <br /> 28 Motion by Chair Bergstrom, seconded by Commissioner Horst,to recommend approval of a <br /> 29 Subdivision/Replat of Lot 1, Block 1, Beutz Addition owned by Wirth,Companies, as presented <br /> 30 in the documents provided in the Planning Commission's packet. <br /> 4 Motion carried unanimously. <br /> 33 B. <br />
