Burt, City Manager <br /> 2TEM : REQUEST FOR SUBDIVISION WITHOUT PLATTING FROM ADVANCE DESIGN <br /> FOR 3108 - 32ND AVENUE NE �{ <br /> This is a request from Janice L. Khan, of Advance Design Inc. for approval of subdivision without <br /> platting for a parcel located in the 3100 block of 32nd Avenue N.E. and extending to Townview <br /> Avenue. The applicant proposes to split the 68 foot X 268.3 foot parcel into two single family lots <br /> of approximately 68 feet X 134 feet in size. <br /> The proposed lots of 9,112 square feet comply with the minimum size (9,000 square feet) <br /> requirements of the Zoning Ordinance. However, the proposed lots will not meet the required <br /> minimum width of 75 feet of the Zoning Ordinance and will require a variance. <br /> Since installation of streets,water and sewer mains are not required, the Commission could consider <br /> the request for subdivision without platting (lot split). (See Ordinance Section 330.61 for description <br /> of subdivision without platting.) <br /> Before "subdivision without platting" is approved, the applicant should satisfy the Commission as <br /> to: <br /> 1. what the final grade of the lots will be to assure adequate and property drainage; <br /> 2. that proper legal descriptions are given (block and lot descriptions cannot be used <br /> without platting). <br /> If these areas are not clear, it will be necessary to, go through the formal platting process. <br /> Staff recommends that the proposed subdivision without platting be approved contingent on <br /> approval of a variance for minimum lot width and that the existing home on the property be <br /> removed. <br />
