Apache Plaza Shopping Center <br /> Redevelopment <br /> The Ste. Marie Corporation, owner of the Apache Plaza Shopping <br /> Center, has submitted plans to the City of St. Anthony that <br /> would propose changes to the Shopping Center that the owner <br /> believes to be vital to the long-term repositioning of this well- <br /> known property. The following narrative describes these <br /> proposed changes and outlines the key components of the <br /> redevelopment. <br /> Background <br /> The Apache Plaza Shopping Center was originally developed in <br /> 1960 by Kraus Anderson Company. The center was a very <br /> successful enclosed mall project that became the dominant <br /> shopping mall for area residents. As shopping patterns changed <br /> and evolved in the mid- to late-1980's, the Apache Plaza <br /> Shopping Center fell behind in its attempts to remain a vibrant <br /> and competitive shopping experience. In part, these changes in <br /> shopping patterns were influenced to a great degree by the <br /> explosive expansion of the "Rosedale Area Retailers" and the <br /> advent of the discount-style retailer or the "Big Box" retailer. <br /> Firms such as Best Buy, Circuit City, Barnes & Noble, K-Mart, <br /> Wal-Mart, Target and Kohl's embarked upon aggressive store <br /> development that resulted in significant changes in the way in <br /> which consumers acquired their goods and services. These <br /> companies are sometimes also referred to as "Category Killers" <br /> because of their large inventories of specialized product and an <br /> aggressive pricing. These large concept stores, with their <br /> discount pricing, effectively "killed" their smaller, under- <br /> capitalized competitors. This evolution in retailing continues <br /> today with the continued expansion of the retailers mentioned <br /> above, as well as the introduction of new retailers such as Home <br /> Depot, Media Play, HomePlace, and Mervyn's to mention a few. <br />
