The Apache Plaza Shopping Center felt the impact of these <br /> dramatic changes in the marketplace as did many other <br /> established Twin Cities retail landmarks. The mall format of <br /> Apache Plaza is no longer a viable shopping center for the <br /> market it serves or for the retailers it houses. <br /> Development Proposal <br /> In an attempt to revitalize Apache Plaza Shopping Center, the <br /> Ste. Marie Company has actively sought out retailers who would <br /> help to reposition the center. As highlighted on the submitted <br /> plans, the first phase - of the redevelopment of Apache Plaza, as <br /> we propose it, involves the following: <br /> Preliminary Plat <br /> As identified on the Preliminary Plat, we propose to <br /> replat the property into seven different lots and three <br /> outlots. Lots 2 (First Bank), 5 (Tires Plus building) <br /> and 6 (Taco Bell) will be maintained in their current <br /> status. Lot 1 will likely be sold to SuperValu for the <br /> building of a 751000 square foot Cub Foods store. Lot <br /> 7 will be maintained as the existing mall's property <br /> with minor changes as outlined herein. Lots 3 and 4 <br /> will be created for the development of smaller single- <br /> tenant or multi-tenant retail facilities. The three <br /> outlots (A, B, C) will be created as ponding areas and <br /> are described in more herein. <br /> Site Plan <br /> As highlighted on the site plan, this phase of the <br /> redevelopment of Apache Plaza involves primarily the <br /> building of a new 75,000 square foot Cub Foods store <br /> on Lot 1. The approximate building location and site <br /> improvements involving this construction have been <br /> identified on the site plan. <br />
