Marie Company, and have the following comments: <br /> 1. Lot Size. According to the zoning map for the City, all of this property <br /> appears to be in the "C" or General Commercial District. The Commercial District <br /> requires all lots to have an area of at least 15,000 square feet, and a minimum width <br /> of 100 feet. All lots meet these requirements. <br /> 2. Access. All lots appear to have direct access to Silver Lake Road. The <br /> developer is proposing to create reciprocal easements for access, parking and utilities <br /> to serve the lots and to permit them to function as a single shopping center. The <br /> City should condition any approval of the plat on the City's review and approval of <br /> an agreement in recordable form before the plat is signed and released by the City. <br /> 3. Setbacks. The minimum setbacks are set forth in Section 1635.05 of the <br /> Code (p. 16-26). It appears that all setback requirements are met except for the <br /> existing mall building which will not be set back from the north line of Lot 7. The <br /> owner has applied for a "zero lot line" variance to permit this portion of the <br /> building to have no setback from the lot line. Any such variance would need to be <br /> granted in accordance with the provisions of Section 1665.06 of the Code. <br /> 4. Parking. Parking must meet the requirements of Section 1650.05 of the <br /> Code, and the proposed parking for all lots in the plat should be checked to make <br />
