Lot Size. According to the zoning map for the City, all of this property <br /> appears to be in the R-3 Townhomes District, which requires at least 4,000 square feet of <br /> land per dwelling unit, and a total area of at least 15,000 square feet. There are 4 units and <br /> a total area of 16,500 square feet, so these requirements are met. <br /> 2. Access. Lots 5, which is the common area has access to 33rd Avenue N.E. <br /> and Stinson Boulevard. <br /> 3. Widths. The required property width of 90 feet and unit width of 20 feet are <br /> met. <br /> 4. Setbacks. The minimum front setback is 30 feet, and the minimum side <br /> setbacks must total 25 feet with a minimum of 10 feet on each side. The rear setback is the <br /> greater of 25% of the depth of the parcel or 30 feet. The proposed locations of the <br /> townhouses appear to meet the setback requirements. <br /> 5. Lot Coverage. It should be determined whether the`development complies <br /> with the maximum lot coverage of 50%. <br />
