Each parcel must have its own separate sewer connection. The <br /> Director of Public works should verify that each lot will have a separate connection. <br /> 8. Easements. <br /> (a) Under Section 1500.05, Subd. 2, easements must be provided for <br /> utilities and drainage where necessary. The easements must be at least 10 feet wide for <br /> utilities and must have continuity of alignment with existing easements. If any such <br /> easements are necessary, the property should be platted with these easements being <br /> dedicated in the plat. The owner or surveyor should highlight these on the preliminary <br /> plat. <br /> (b) The property is subject to an easement of record in favor of the Village <br /> of St. Anthony recorded as Document No. 3619433. The preliminary plat should show the <br /> nature and location of this easement. <br /> (c) There are easements of record for public roads over the west 33 feet <br /> (Stinson Boulevard) and the south 33 feet (33rd Avenue N.E.). The preliminary plat <br /> shows curbs and what appear to be landscaped areas encroaching well into the street rights <br /> of way. <br /> 9. Title. We have been provided with a Commitment for Title Insurance by <br /> Commonwealth Land Title dated October 13, 1997 (No. 222110), as evidence of title to this <br /> property. The Commitment shows title in Duane M. Fisher. The legal description in the <br /> Commitment is different than the description on the preliminary plat. The Commitment <br /> description begins "The South 33 feet . . .", and the preliminary plat description begins <br /> "The South 133 feet . . .". This appears to be a typographical error in the Commitment. <br /> 10. City Expenses. The plat and final resolution approving the plat should not <br /> be signed by the City and delivered to the owner until all fees, including the City's <br /> engineering fees and legal fees, are paid. <br /> If you have any further questions on this, please let me know. <br /> Very truly yours, <br /> William R.
