OERTEL ARCHITECTS <br /> 1795 ST CLAIR AVENUE,ST PAUL,MINNESOTA 55105 <br /> DATE: June 10, 2003 <br /> TO: Saint Anthony Village Planning Commission <br /> FROM: Oertel Architects <br /> RE: Saint Anthony Public Works Building <br /> MEMORANDUM <br /> General Description of Building Plan and Site Layout <br /> The Public Works building consists of three general areas: vehicle storage,vehicle maintenance, <br /> and office. The vehicle storage area is on the north side of the building with associated shop spaces <br /> directly off the back wall. The vehicle maintenance area is on the southwest side of the building and the <br /> office is located on the southeast side directly off of Chandler Drive. <br /> The Public Works building occupies the north half of the site. The southern half of the site has <br /> been dedicated to parking,the gas island, exterior storage, and a separate salt/sand building. Fencing will <br /> be utilized as a buffer for sound and noise and also to control access to the yard. <br /> Specific Site Layout <br /> The building footprint will sit 30'-0" off the north property line, 40'-0"off the west property line, <br /> 200'-0 off the south property line, and 23'-0"off the east property line. The salt/sand building and <br /> mixing area will be located in the southwest corner of the site. The gas island will remain in its current <br /> location in the southeast comer, directly north of the proposed salt/sand building. A fenced area will be <br /> provided at the north side of the building for police impound and bike storage. Public and employee <br /> parking for twenty—one vehicles will be located to the south of the office area. Access to the site will be <br /> provided at two locations. Vehicles will enter the vehicle storage area off of Chandler Drive at the <br /> location of the current north curb cut. The south curb cut will be reconfigured further south and will prove <br /> access for public and employee vehicles as well as exiting for vehicles from vehicle storage. <br /> The current zoning code requires a front yard setback of the greater of 40'-0"of a distance equal <br /> to the average of the setbacks of structures on the two adjoining lots. The current building plan will <br /> require a variance as it currently sits 23'-0"off of the eastern property line. The code also requires a 15% <br /> 0"rear and side yard setback.
