PLANNING COMMISSION ITEM thong <br /> ill a C% <br /> Report Date: February 17, 2004 <br /> Meeting Date: March 16, 2004 Agenda Section: Public hearing <br /> ITEM DESCRIPTION: Application for a variance for 2601 - 31st Avenue NE <br /> MANAGER'S REVIEW: March 16, 2004 is a public hearing for an 11 foot- <br /> variance request for the Frank Peterson property at 2601 - 31" Avenue NE. A <br /> concept plan was reviewed by the Commission on February 17, 2004. The <br /> property is in an R-1, residential, district. <br /> Background: The property owner has filed for an 11 foot side yard variance to <br /> allow construction of a three-season porch. The ordinance requires 30 feet <br /> setback and the property owner will have a 19 foot setback, if the variance is <br /> approved. The total square footage of the property is 10,475. The applicant <br /> currently meets the requirements for lot coverage and other set back <br /> requirements. The.Building Inspector has interpreted that a'side yard set back is <br /> required vs. a front yard because it's a corner lot.
