Staff Report <br /> Date: November 16, 2004 <br /> To: City Planning Commission <br /> From: Perry Thorvig, Consultant Planner <br /> Subject: Apache Medical Center Building Renovation and Expansion Plans <br /> The Proposal <br /> The owners of the Apache Medical Center Building are exploring the possibility of <br /> renovating their existing four-story medical office building and building two new four <br /> story condominium buildings on the same lot. They are seeking an amendment of the <br /> existing PUD zoning and inclusion in the existing PUD project. This is needed because <br /> of having three buildings on the site and the introduction of housing units onto a site that <br /> has been zoned commercially. They also are just short of the three-acre minimum lot size <br /> requirement for a stand-alone PUD. <br /> The developers plan on developing a project that is aimed at a younger market than the <br /> Hunt/Pratt project. They think that the project will be more attractive to first time buyers. <br /> They also intend to have a project that is not as costly and therefore would hit a different <br /> price point than the Hunt/Pratt project. It still will be in the $200 per square foot range. <br /> The units will be smaller than the Hunt/Pratt units. Most units will be at, or just below <br /> 1,000 sq. ft. <br /> The existing office building would be renovated so that all the existing medical offices <br /> above the first floor would gradually be moved to the first floor of the building. This <br /> process could take three to five years to accomplish. When the office uses vacate the <br /> upper floors, the building will be converted to condominiums. It is projected that they <br /> will have 89 dwelling units in the building and about 12,000 sq. ft. of commercial/office <br /> space on the ground floor. The exterior of the building will be changed to brick and EIFS <br /> materials similar to those used on the Hunt/Pratt condominiums and the Dominium <br /> project. The window bands in the building must be modified to meet residential design <br /> standards. <br /> The consolidation of office space is planned to go on while the two new condominium <br /> buildings are built on the site. Each new condominium building will be four stories tall <br /> and will sit on top of an underground parking garage. One of the buildings will be <br /> directly east of the existing medical building. The other new building will be located to <br /> the south along the west boundary of the Equinox apartment project. Each new building <br /> will have approximately 30 condominium units. <br />
