COMMUNICATION WITH CITY COUNCIL <br /> 2 6.1 Designate a Planning Commission member to the October 26, 2004 City Council <br /> 3 Meeting. <br /> 4 <br /> 5 Chair Stromgren stated that Commissioner Hoska would attend the City Council Meeting on <br /> 6 October 26, 2004. <br /> 7 <br /> 8 VII. PUBLIC HEARING. <br /> 9 7.1 Roger Stoick, Apple Products, LLC, 2930 Anthony Lane North, Subdivide Property <br /> 10 located at 2917 Anthony Lane North. <br /> 11 <br /> 12 Chair Stromgren opened the public hearing at 7: 03 p.m. <br /> 13 <br /> 14 Ms. Hall provided the Commission with a brief overview stating that this is a Public Hearing for <br /> 15 a subdivision and preliminary plat request for Roger Stoick of Apple Products, LLC, 2917 <br /> 16 Anthony Lane North. She stated that the Planning Commission's recommendation would be <br /> 17 forwarded to the City Council for their October 26`h meeting. She stated that last month a <br /> 18 Concept Review was held with Mr. Stoick to review his request for a minor subdivision and <br /> 19 preliminary plat. She explained that the request is to separate Parcel B from Parcel A,per a <br /> 20 purchase agreement arrangement made when Mr. Stoick sold 2917 Anthony Lane North in <br /> 21 March of 2004. She stated that the request would officially convey Parcel B to Mr. Stoick. She <br /> stated that in 2001 the City approved a street vacation for Anthony Lane noting that a drawing <br /> showing the vacation is included in the Commissioner's packet for their review. She explained <br /> 24 that the request is related to a realignment of the vacated property. She stated that Mr. Stoick <br /> 25 owns 2930 Anthony Lane North and the request would attach the vacated property to 2930 <br /> 26 Anthony Lane North. She stated that the City Engineer and City Attorney have both reviewed <br /> 27 the preliminary plat adding that the City Engineer has recommended that the 10-foot easement on <br /> 28 Parcel A should be extended to Parcel B and should be included on the final plat provided for <br /> 29 Council review and approval. <br /> 30 <br /> 31 Mr. Stoick provided the Commission with a brief overview of the subdivision and preliminary <br /> 32 plat request. <br /> 33 <br /> 34 Chair Stromgren clarified that the 2930 parcel is where Mr. Stoick's business is located. Mr. <br /> 35 Stoick confirmed. <br /> 36 <br /> 37 Commissioner Jensen asked if the change in vacation has any impact on the water or sewer lines <br /> 38 or with collecting the fees. Ms. Hall stated that the City Engineer did not question it and <br /> 39 reviewed with the Commission. <br /> 40 <br /> 41 Commissioner Jensen asked if this change could have any impact on the future resale ability of <br /> 42 the property. Mr. Stoick explained that their primary objective is to maintain the green space at <br /> 43 the end of the cul-de-sac. He further explained that the 2917 parcel is a fairly small piece of <br /> property and they are asking that it be vacated with intent to expand. He stated that it turns out <br /> 41 the current property plus the vacated property would not be enough to build out. He stated that <br /> 46 the 2930 parcel is twice the size of the 2917 parcel adding that based the calculated coverage <br />
