Development Plans/ Site Plan as described in §152.200 through §152.209 of the <br />Saint Anthony Village Code. More specifically the City Council finds the <br />following: <br />1. The proposed development is consistent with the City's Comprehensive <br />Plan. <br />2. The proposed development presents a complete and unified development <br />within its own boundaries in terms of relationship of structures, patterns of <br />circulation, visual character, interrelationship of utilities and drainage <br />infrastructure, and overall architectural theme. <br />3. The proposed layout of land uses within the development will result in <br />compatible land uses with present and planned land uses in the <br />surrounding area. <br />4. The development is sufficient unto itself on the basis of size, composition, <br />arrangement, and the provision of municipal utilities. <br />5. The impacts of the proposed development on municipal services and <br />facilities have been reviewed and mitigative measures have been identified <br />where needed. <br />6. The impacts of the proposed development on environmental quality and <br />the reasonable enjoyment of the surrounding property have been <br />identified, analyzed and mitigative measures identified where needed. <br />7. The proposed development reasonably addresses the safety and <br />convenience of vehicular and pedestrian traffic within the site and in <br />relation to access streets. <br />Section Three. Zoning Amendment. The zoning for the real property described in <br />Exhibit A is hereby amended to add a PUD — Planned Unit Development Overlay District. The <br />underlying LI — Light Industrial Zoning otherwise remains in effect. <br />Section Four. Zoning Mans. The Zoning Maps of the City of Saint Anthony Village <br />referred to and described in the Saint Anthony Village Zoning Code are incorporated by <br />reference into §152.021, and are so changed and shall not be republished to show the aforesaid <br />PUD — Planned Unit Development Overlay District, but the Clerk shall appropriately mark the <br />said Zoning Maps on file in the Clerk's Office for the purpose of indicating the zoning <br />amendment hereinabove provided for in this Ordinance and all of the notations, references, and <br />other information shown thereon are hereby incorporated by reference and made a part of this <br />Ordinance. <br />Section Five. Findings for Rezoning. In amending the zoning for the above referenced <br />property to add the PUD — Planned Unit Development Overlay District, the City Council has <br />found the following: <br />A. The provisions of the PUD — Planned Unit Development Overlay District are <br />consistent with the City's Comprehensive Plan for the subject property; <br />B. The PUD — Planned Unit Development Overlay District is consistent with the <br />purpose of the underlying LI — Light Industrial zoning. <br />C. The City Council has given due consideration to existing conditions and the <br />conservation of property values; <br />
