• <br /> MEMORANDUM <br /> DATE: May 1, 1996 <br /> TO: Michael Mornson, City Manager <br /> FROM: Don Perry, Liquor Operations Manager <br /> ITEM: COSTS OF RELOCATION SITE (SAV II) <br /> After researching costs of recent Twin City liquor retail leases and current <br /> construction costs, I feel a lease not to exceed $9.00 per foot is our best option. <br /> The cost of construction would be about $65 to $75 per foot, which exceeds our <br /> financial plans. <br /> Leases I have researched are averaging approximately $9 per foot in similar <br /> • locations. There would be additional expenses on taxes, maintenance and <br /> common area, as you know. <br /> Amenities in the building can be kept to a minimum to keep costs down, and yet <br /> give us a store with which we can be very pleased. <br /> As I mentioned in an earlier memo, the cooler transfer will be an additional <br /> expense of$11,000 to $20,000, depending upon what, if any, upgrades we <br /> choose. <br /> There are some fixtures that we should replace at this time (counters, gondolas <br /> and signage) that will be an additional $10,000. <br /> An advertising package, which would include print ads, radio and in-store <br /> promotion announcing the move and new location will cost $4,000. <br /> Presently, we are discussing a 9,000 square foot building. I feel we could scale <br /> our plan down to 7,500, if needed. This would compromise us slightly, but can <br /> be worked with. <br /> • <br />
