Mr Kuharski stated that he was having a realtor
give them a written proposal based on a market analysis which he would forward when
completed.
On Tuesday May 4th, 1999 we presented to the counsel these figures. It was agreed that
we should proceed with an offer of$195,000 with closing and moving costs of
approximately $5,000.
On May 6th, 1999 Mr. Kuharski faxed over the enclosed written proposal from his real
estate agents. His cover letter stated that "My thinking on the value of our house just
increased". As you can see the agents proposed that after doing their market analysis that
the home would be valued between $225,000 and $250,000.
On May 11th, 1999 Mr. Kuharski faxed over the enclosed counter to the $195,000 offer.
What Mr. Kuharski is basically wanting is $215,000 for the home with closing in June,
$5,000 for closing and moving expenses, ability to stay in the home until October 15th,
1999, ability to remove certain items from the home prior to vacate date and to have
special assessments of $3,295.21 waived. The total costs your looking at is $220,000
• plus assessments.
Successfully serving our clients since 1972
