r <br /> Mako, Inc <br /> . 3005 Croft Drive St. Anthony, MN 55418 (612) 781-7133 <br /> City of St. Anthony October 30, 2000 <br /> Mike Mornson, City Manager <br /> 3301 Silver Lake Road <br /> St. Anthony, MN 55418 <br /> Dear Mr. Mornson, <br /> This letter is to notify you of the intent of Mako, Inc to deed an alley (identified as Lot <br /> 13 in Subdivision 377 - Property Identification No. 06-029-23 44 0082) to the City of <br /> St. Anthony. (See Attachment Nos. 1 &2.) The property, classified as a common area by the <br /> Hennepin County Assessors Office, has no taxes assessed. (See Attachment No. 3.) <br /> The alley is 20 feet wide, with a length of 216.88 feet on the southern side and 217.41 <br /> on the northern side. It begins at Rankin Road and dead ends into the Arbors <br /> Townhouse Development. The four homes served by the common area and which hold <br /> easements on Lot 13 are: <br /> 3011 Rankin Road - Roger & Andrea Braun <br /> 3015 Rankin Road - Harry & Elaine Olson <br /> 3005 Croft Drive - Chet & Audrey Makowske <br /> 3009 Croft Drive - Bob & Della Knutson (deceased - property is for sale) <br /> Other easements on Lot 13 were vacated in 1995. The four properties listed shared with <br /> Mako, Inc. in the cost of paving the alley at that time, and for its subsequent upkeep. <br /> Because the alley is not attached to a property with a dwelling, it is not insurable. All of <br /> the abutting properties are amenable to deeding the alley to the City of St. Anthony. <br /> Mako, Inc. is a Minnesota Subchapter S Corporation, which owned the properties of <br /> 2938 Old Highway 8 and 3004 Old Highway 8 as well as the two alleys that serviced <br /> those addresses. All of the property, except for the common area alley (Lot 13) used by <br /> the 4 abutting homes, was sold in 1995 for the Arbors Townhome Development. Since <br /> the only property left is the Lot 13 alley, Mako, Inc. will be dissolved. <br /> Deeding this property follows in the tradition of previous gifts to St. Anthony of <br /> portions of Rankin Road and Croft Drive from the original 9 acres purchased by Joseph <br /> and Stella Makowski.
