Mrs. Ruth Thompson, 3015 39th Avenue N.E., expressed the hope that Mr. Hedlund would fill in and level off the top portion of the tract when a home is erected. The manager said he felt it would be preferable for the City to construct the pathway in front of this property for which an easement of ten feet would be required and all along the east side of Silver Lake Road so there could be uniform- ity of the structure as each portion of the undeveloped area is built upon. Motion by Councilman Sauer, seconded by Mayor Miedtke to grant a conditional use permit exclusively to Gordon Hedlund to allow him to use the existing house on the W. 187 ft of Lot 10, Block 6, Mounds View Acres, 2nd Addition as a construction and land development office subject to the following conditions: 1. Presentation and approval of a plan from Mr. Hedlund showing the proposed external changes and amenities such as signing and night lighting. 2. A complete landscaping plan for the building and parking lot including plans for screening the east edge of the lot in question to be presented to the Council for approval at least 30 days prior to occupancy by Mr. Hedlund with the provision that such landscaping and changes listed above be completed within six months of occupancy by Mr. Hedlund. 3. In compliance with the City ordinances, the property is to be replatted • to include a lot of 80 x 115 dimension to the east of the portion being considered in this motion. 4. Compliance with the provisions of the improvement plans will be enforced under Section 300.08 of the City ordinance as read by the City Attorney. 5. The garage now on the property is to be removed. 6. A ten foot easement along Silver Lake Road is to be granted the City for a walkway. 7. The driveway with the existing curb cut must be b lacktopped by the time of Mr. Hedlund's occupancy. 8. The conditional use permit is non-transferrable and will expire six months from April 221, 1975 if the residence has not been converted to the agreed usage by Mr. Hedlund. 9. The permit is granted under conditions of the findings as read by the City Attorney. \ Motion carried unanimously.
