<br /> without the express prior written approval of Landlord of all plans and specifications therefor,
<br /> or (2) in such manner as to unreasonably interfere with Landlord,its agents,contractors,or
<br /> • other tenants. Tenant agrees to employ for such work its own employees or one or more
<br /> licensed, bonded responsible contractors and to carry itself or cause such contractors
<br /> employed by Tenant to carry insurance in accordance with the requirements set forth in
<br /> Article 4, Section B, and to submit certificates evidencing such coverage to Landlord prior
<br /> to the commencement of construction. If Landlord determines that Tenant's contractors are
<br /> using non-union workers, and such usage creates problems or interference with other work
<br /> being performed in the Shopping Center,Tenant shall cause its contractors to use only union
<br /> workers. All of Tenant's improvements shall first be approved by all appropriate
<br /> governmental agencies and all applicable permits and authorizations shall be obtained and
<br /> copies delivered to Landlord before commencement. All of Tenant's improvements shall be
<br /> completed in a good and workmanlike manner in due diligence using new materials of good
<br /> quality, and in compliance with Applicable Laws and plans and specifications approved by
<br /> Landlord.
<br /> B. Insurance.
<br /> In the event Tenant engages a contractor to perform improvements, during such term that work is
<br /> being performed, Tenant shall obtain or cause its contractor to obtain the following coverages, and
<br /> Tenant shall provide Landlord with a certificate of such insurance:
<br /> 1. Workmen's Compensation.
<br /> a. Statutory limits.
<br /> b. Employer's liability coverages of:
<br /> (i) Bodily injury, each accident $500,000.
<br /> (ii) Disease, each employee $500,000.
<br /> • (iii) Policy limit, $500,000.
<br /> 2. Comprehensive General Liability.
<br /> a. Property damage, per occurrence $100,000.
<br /> b. Bodily injury, each person $500,000.
<br /> C. Bodily injury, each occurrence $1,000,000.
<br /> d. Aggregate $1,000,000.
<br /> 3. Comprehensive Automobile Liability.
<br /> a. Bodily injury, each person $1,000,000.
<br /> b. Bodily injury, each occurrence $1,000,000.
<br /> C. Property damage liability $1,000,000.
<br /> 4. Landlord's and Tenant's Protective Liability.
<br /> a. Bodily injury, each person $1,000,000.
<br /> b. Bodily injury, each occurrence $1,000,000.
<br /> C. Property damage liability$1,000,000.
<br /> d. Property damage aggregate $1,000,000.
<br /> 5. Builder's Risk Insurance.
<br /> a. All physical loss.
