-2-
Mr. Letourneau voiced the same objection to the size of that particular sign
and said he'-also felt granting such a large sized variance would be inconsist-
ent with the Board's "rigid" compliance with the sign ordinance in recent decisions
• and might set &. precedent for future decisions.
Motion by Mr. Cowan and seconded by Mr. Hiebel to recommend to the Council that
Mr. and Mrs. Olson be granted a variance to the sign ordinance whereby they would
be allowed to utilize the existing signs on the building and permitted an-add-
itional
riadd-
itional 90 sq. ft. sign for the purpose of identifying the building as the Metro-
politan Flea Market; The variance would cover the moving the 90 sq. ft. sign on
the east side of the building to the south side with a-300 sq. ft. sign placed on
the east side and the existing signs utilized on the west side along- Stinson Blvd.
and on top of the building and the Board felt could be justified under Section
430.25, Subd 3 of Zara 1 which stated a variance can be granted for a condition
unique to a parcel of land which is not applicable to any other parcel of land.
Reasons for the "unique" nature of the condition were that the building was land-
locked" and not easily seen from nearby roadways and the amount of signage allowed
by the ordinance is not proportionatley scaled to the size of the building nor
the number of businesses it serves.
Voting on the motion:
Aye: Cowan, Hiebel and Johnson
Nay: Marks and Letourneau
Mot on carried.
Mr. Lekson told the Board that the Gay Realty Co. were not able to present the
request listed oi., the agenda and that he was asking that Mr. John Mezzenga,
• 3813 Chandler Dr., be allowed to present his request for a building permit in that
time slot.
Mr. Mezzenga then showed the Board plans and drawings for the 40 x 90 office ware-
house which would be 12 feet high and have 3,600 sq. ft. for which he was seeking
a building permit to erect on Lot 3, Block 1 of the Henkel Addn.
He said Ram, Inc., the present tenants in his building on Chandler Drive planned to
use the building for their industrial illustration and draVing business which re-
quired a 50 to 60 ft run to accomodate their drawings as well as an inside area
to park a small delivery van which transported computer materials which required a
controlled temperature. He said he also planned to use a small portion of the
building as an office space for his own construction business.
The contractor apologized for the lateness of his request saying it resulted from
a lack of communication between him and his architect.
Concern that not enough space was being allowed for parking in the plans led
to a discussion of a different placement of the proposed building on the lot as
well as whether a different configuration of the building itself might result in
more space for parking.
Mr. Hiebel and Mr. Johnson said they objected to trying to place an industrial
building on a lot that was only 75 feet wide and Mr. Hiebel said he also opposed
making a quick decision without final plans as would be necessary to meet the
• July 1, deadline Mr. Mezzenga said he had in which to make a decision on whether
to purchase the land.
