MI:KUS STUDIOS LTD <br /> SUNSET FUNERAL HOME AND CEMETERY PLANNING STUDIES <br /> ST ANTHONY,MINNESOTA <br /> INTRODUCTION <br /> INTRODUCTION <br /> Sunset Funeral Home and Cemetery and their Owner,Alderwoods(Minnesota)Inc a subsidiary of Alderwoods Group Inc (the Owner),is requesting to rezone a part of the existing cemetery property from us current <br /> R-1 classification to R-OS Per conversations with the City Staff,the cemetery property,located at 2250 St Anthony Boulevard in St Anthony,is a legal non-conforming R-1 use The Owner would like to correct the <br /> zoning to the appropriate classification R-OS(Recreation Open Space) This use group allows cemeteries as a permitted use as well as mausoleums and crypt structures as permitted accessory structures <br /> Following this change in zoning classifications,the Owner would like to request a Text Amendment to the R-OS classification referenced above to allow"Funeral Homes"as a permitted conditional use structures within <br /> the R/OS classihCaLion The following document presents a proposed funeral home design at the entrance to the cemetery on St.Anthony Boulevard <br /> It should be noted that the cemetery boundaries overlap the City of St Anthony Village and the City of Minneapolis The site proposed for the funeral home lies entirely within the St Anthony jurisdiction and the <br /> property is currently providing funeral services to the community <br /> a On September 21,2004,MekUS Studios and the Alder-woods Group presented to the City of St Anthony Village Planning Commission their request for rezoning and text amendment During this Concept Review,the <br /> a team presented the preliminary design of the proposed Funeral Home In order to achieve this,as we know,a few revisions are required to the current zoning designation and zoning code The property is currently a legal <br /> non-conforming R-1 district We asked the Planning Commission to rezone the property to R/OS(Recreation Open Space) In addition,we requested a text amendment be made to the R/OS district to allow Funeral <br /> Ilomes as a conditional use Finally,we presented the proposed new funeral home preliminary drawings <br /> The Commission seemed to be in agreement the cemetery should be rezoned to RIOS in fact,many on the Commission assumed it was,The Commission will consider the requested for Text Amendment,but asked <br /> a assistance from Alderwoods in the definition of Funeral Home <br /> The Commission expressed concern on the proposed demolition of the existing Administration Building in order to construct the new Funeral Home The Chairman felt that we should investigate renovating and adding <br /> to the existing structure MSL was asked to investigate other sources of I-fistorical Building Registries to see if this building is listed The investigation that followed did not discover any other sources that identified <br /> this building as a historic building <br /> a <br /> a <br /> a <br /> a <br /> PROJECT NO 20425 <br />� Page-3 <br /> November 16,2004 <br />
