c' <br /> Land Use Planning 8t Zoning <br /> In the <br /> City of St. Anthony <br /> (Different for each City) <br /> The City has nine (9) Zoning Districts and each district allows only certain land uses. <br /> Definitions and descriptions of these districts can be found in Chapter 16 of the City Code. <br /> According to land use planning philosophy, the R-1 designation is considered the highest in the <br /> hierarchy of land use, with the rest of the designations following in appropriate order. <br /> The Zoning designations/districts in St. Anthony are: <br /> a. R-1, Single Family District. <br /> PURPOSE: To create and maintain areas that are the most conducive to <br /> single family detached homes: low traffic volumes, natural land <br /> amenities (trees, hills, water) and historically developed as R-1. <br /> b. R-1A, Single Family - Lakeshore District. (Subset of R-1) <br /> PURPOSE: To create and maintain lakeshore areas for single family <br /> detached homes and provides zoning regulations which are different from <br /> R-1 and are intended for the preservation of the natural areas of the lake. <br /> C. R-2, Two-Family (aka as Twin Home) District. <br /> PURPOSE: To provide areas best suited for higher density and that serve <br /> as a "transitional use" between R-1, R-1A and other zoning districts. <br /> Generally considered to be lower High Density housing. <br /> d. R-3. Townhouse District. <br /> PURPOSE: To provide areas that: <br /> 1. Preserve the natural amenities, such as trees, hills and bodies of <br /> water by encouraging the development of medium density housing <br /> surrounded by common open space; <br /> 2. Serve as a transitional use between less dense residential districts <br /> and other districts; and <br /> 3. Provide for alternatives to one and two family dwellings. <br /> e. R-4, Multiple Family District. <br /> PURPOSE: To provide areas for housing other than one and two family <br /> dwellings and townhouses, and which may serve as a transitional use <br /> between less dense residential uses and nonresidential uses. <br /> Allows highest density housing, i.e. apartments, condominiums. <br /> f. C. General Commercial District. <br /> PURPOSE: To Provide areas for retail sales and services located and <br /> regulated so as to minimize adverse effects on neighboring residential <br /> districts and congestion of public streets. <br /> HAPlanningNisc.
