PUD, Planned Unit Development District.
PURPOSE: To provide an area where a development plan may include
single or mixed uses and which is intended to create a more flexible,
innovative and efficient approach to land use planning and the use of the
parcel. The lot or parcel must be, at a minimum, 3 acres in size to
qualify to be designated as a PUD. Examples: Apache Medical Building
Et Silver Lake Village (formerly Apache Plaza).
With the exception of the PUD Zoning District, all the zoning districts have and include the
following sections:
PERMITTED USES: These are uses that are specific to that zoning district and
are only allowed in this district.
PERMITTED CONDITIONAL USES: This section provides information on those uses
that are allowed ONLY under certain conditions in the district as recommended
by the Planning Commission and approved by the City Council in a Conditional
Use Permit (CUP).
PERMITTED ACCESSORY USES: Accessory uses are those uses that are
subordinate to the main use of the zoning district on the parcel and which is
customarily incidental to the main use.
DIMENSIONAL REGULATIONS: This section describes the height, lot area and
width, floor area ratio, minimum floor area, front yard, side yard and rear
yard setbacks, lot coverage and building to land ratio.
Each Zoning District has different and varying restrictions or requirements for each of the
above-listed sections. Refer to the Definitions section of Chapter 16 for additional
information. Often times, important information can be found in these definitions.
Additional information on dimensional or zoning requirements may be stated in Section 1650,
GENERAL REGULATIONS. The Index is another place to locate additional information in the
Code, but be advised that some of the page numbers are not correct. Generally, though, the
Index takes you to the general area of where the information may be found.
HAPlanningNisc.InformationTlanning Zoning Info Sheet 2005.doc 2
