Planning Commission Meeting Minutes <br /> June 20, 2006 <br /> Page 7 <br /> 1 Chair Stromgren asked how many parking spaces currently exist on the property. Mr. <br /> 2 O'Brien replied there are currently have 32; the expansion will increase the number to 58. <br /> 3 <br /> 4 Vice Chair Hanson asked how much wider the parking space would be after the <br /> 5 expansion. Mr. O'Brien pointed to the overhead and showed the current and proposed <br /> 6 parking space. The parking space would go an additional ten feet to the west, south and <br /> 7 north ends and also moved closer to building. <br /> 8 <br /> 9 Chair Stromgren asked how many square feet would be added with the mezzanine level <br /> 10 for offices. Mr. O'Brien indicated the addition would be between 5,000 and 6,000 square <br /> 11 feet, depending on if they build a second level to the north end of the offices. Additional <br /> 12 warehouse space on the east side would add 1,345 square feet. <br /> 13 <br /> 14 Vice Chair Hanson asked about exiting onto 29ffi. Mr. O'Brien stated this would be <br /> 15 blocked off and landscaped. <br /> 16 <br /> 17 Vice Chair Hanson sees benefits to adding the green space,the additions to the building <br /> 18 and the proposed exiting plan. <br /> 19 <br /> 20 Chair Stromgren reminded everyone the issue for the Commission is only to determine if <br /> 21 the variance meets the code. <br /> 22 <br /> 23 Mr. O'Brien informed the Commission that they run 24 hours per day and during shift <br /> 24 change this causes extra employee traffic. The building is currently a little over 20,000 <br /> 25 square feet. He is not sure what the ratio is for parking space to office or warehouse size. <br /> 26 <br /> 27 Chair Stromgren said it is 1 space per 1000 square feet, so he is covered now and with the <br /> 28 expansion. Another way to look at it is the highest shift change plus the number of <br /> 29 company vehicles. He is wondering if they can pick up a few feet on the west to get off <br /> 30 the actual property line and reduce what the actual variance requirement would be. <br /> 31 <br /> 32 Mr. O'Brien said he could go back to the engineers and explore this and any other ideas. <br /> 33 <br /> 34 Commissioner Galyon asked about exploring an angled parking option on the north side. <br /> 35 A discussion around the angled parking possibilities ensued. Mr. O'Brien will also <br /> 36 research this option and also pointed out some of the disadvantages of that option. <br /> 37 <br /> 38 Vice Chair Hanson asked about trucks for sale sitting in the lot. Mr. O'Brien said they go <br /> 39 through about ten trucks per year. The trucks are not usually parked there more than ten <br /> 40 days. The number of vehicles Vice Chair Hanson saw over the weekend is about the <br /> 41 normal number of vehicles on site. <br /> 42 <br /> 43 Commissioner Galyon reported on a type of underground parking he saw while on a trip <br /> 44 to St. Louis.
