Planning Commission Regular Meeting Minutes <br /> May 18, 2010 <br /> Page 3 <br /> 1 Chair Jensen closed the public hearing at 7:32 p.m. <br /> 2 <br /> 3 Ms. Thomas and Mr. Wenkus answered questions of the Planning Commission on the site plan <br /> 4 amendment and stated the following positions in relation to questions of the Planning <br /> 5 Commission: <br /> 6 • Consideration of a map style directional sign in lieu of some of the smaller signs: <br /> 7 Individuals that walk to Silver Lake Village are aware of what is located at the center. <br /> 8 The requested signage is meant to get the use of Silver Lake Road. There have not been <br /> 9 requests made in the tenant surveys for map style directional signage, and it would not <br /> 10 likely get to the heart of what is being attempted with the signage modifications being <br /> 11 requested, which is to bring people in to the center and have the shoppers see what is <br /> 12 there. <br /> 13 • Potential for splitting signs to include additional tenants: The goal is to eliminate split <br /> 14 signage. <br /> 15 • Addition into the end column of the existing monument sign on Silver Lake Road: It was <br /> 16 determined that this would detract from what is currently on the existing monument. <br /> 17 <br /> 18 Ms. Thomas indicated a positive response to the potential of including the Park on directional <br /> 19 signage. <br /> 20 <br /> 21 Chair Jensen verified with Ms. Thomas that the Freedom Gas Station sign is not under the <br /> 22 control of Doran Companies, and that the Applebee's sign is included in their lease. The <br /> 23 directional signage for Cub and Walmart is included in the master lease. These signs could be <br /> 24 amended to include additional tenants as long as Cub and Walmart remain on the signs. <br /> 25 <br /> 26 Chair Jensen expressed suggested a preferred location for directional signage would be at the <br /> 27 Caribou Coffee corner, rather than the corner of the Freedom Gas Station as proposed. <br /> 28 <br /> 29 Chair Jensen requested staff to work with the applicant to ensure the appropriate exhibits are <br /> 30 referenced and included with the PUD Amendment. <br /> 31 <br /> 32 Chair Jensen suggested moving this item forward with a separate motion on the directional <br /> 33 signage. <br /> 34 <br /> 35 Motion was made by Commissioner Cincoski, seconded by Commissioner Niccum, to <br /> 36 recommend approval of the Amendment to the PUD Sign Plan for Silver Lake Village as <br /> 37 follows: To amend the total number of signs at Silver Lake Village from four(4) to six (6) <br /> 38 ground signs, to amend the existing Cub pylon signage by allowing two additional tenants, and <br /> 39 to modify the architectural character of the existing ground monument signs as proposed, subject <br /> 40 to the findings included in the May 18, 2010 staff report, and substantiating exhibits. <br /> 41 <br /> 42 Motion adopted 4-2-1 (Poucher and Chaput opposed, Chair Jensen abstained). <br /> 43 <br /> 44 Commissioner Heinis stated his support of locating the directional sign at the Caribou Coffee <br /> 45 corner, rather than the corner of Freedom Gas Station.
