The property at 2824 and 2828 Anthony Lane South is currently zoned Light Industrial and <br /> was built in 1978 as a part of the original St. Anthony Office Park. The purpose of the Light Industrial <br /> District is to designate areas for, and regulate the development of, light industry. Areas are designated as <br /> light industrial due to the proximity of high capacity roadways or rail facilities and existing development <br /> and regulated to enhance the compatibility of light industrial uses and uses within the commercial and <br /> residential districts. Subsection 152.141 lists the permitted uses,which are light industrial in nature and <br /> Subsection 152.142 list permitted conditional uses and these are uses that are only allowed by the approval <br /> of City Council of a conditional use permit. Conditional permitted uses for Light Industrial include (G), <br /> Assembly, meeting lodge,or convention halls. <br /> Staff met with Mr.Tom Baker, KW Commercial,and the applicant in April to discuss the proposed <br /> purchase of 2824 and 2828 Anthony Lane South. Mr. Baker advised Staff that his client is the pastor of the <br /> Mountain of Fire Miracles Ministry,a Christian denomination based in Houston,TX. The Miracles Ministry <br /> group is looking at large buildings like the subject property to use as an assembly and meeting place for <br /> their members. Mr. Baker reported that this group plans to use the building mostly on Sundays and some <br /> week nights. He indicated that these times of use would not impact the surrounding properties as they are <br /> not generally open for business on Sundays or week nights. <br /> Staff has contacted the Fire Department to advise staff on any fire suppression needs for a potential <br /> occupancy of up to 200 people. This number was determined based on the information provided by <br /> Preliminary Furniture Plan and conversations with Mr. Baker. The Fire Department indicated that the <br /> building had recently been renovated and as a result, it is sprinkled in the large,open areas but may need to <br /> be alarmed in the office areas. <br />
