Background <br />The property owners wish to construct a detached garage at 3207 Silver Lake Road. The property <br />currently does not have a garage. The proposed garage is 27 feet by 24 feet for a total of 648 square <br />feet. The garage has been proposed to be located 30 feet from a street side lot line and 17 feet from <br />the rear of the lot. As shown in Exhibit A, the front of the property is located on Silver Lake Road. <br />Silver Lake Road is the property address and it is where the front door to the house is located. As <br />such, the area between Silver Lake Road and the home is considered to be the front yard. The <br />driveway, however, provides access to the property off of Hilldale Avenue. <br />As proposed, a variance would be needed for the rear yard setback (31 feet is the required distance). <br />A garage setback permit was not pursued for this application due to the size of the proposed garage. <br />Consultations with the City Attorney confirmed that a variance application was appropriate for this <br />request. The applicant has provided the city with a revised plan due to the determination that the <br />front yard is along Silver Lake Road versus Hilldale Avenue. The revised plan has been altered <br />slightly. The newly proposed plan has a garage that is approximately 72 square feet smaller and is <br />setback 30 feet from Hilldale Avenue. <br />
