The owner was inquiring about potential reuse of the property and <br />what the City's desired goals for it were. Staff determined that the best approach to assist the <br />Council in a discussion of development of the approximately 15 acre site was to: <br />1. Interview different developers to ascertain their perspective on the market and what could <br />be constructed; and <br />2. Have concept plans prepared by a developer to facilitate reuse discussion with the <br />Council <br />Staff met with two single - family residential developers ( Pulte and Pratt) and had discussions <br />with several multi - family housing developers (United, Dominium, and LaNel) to ascertain their <br />perspective of the market for the property and what they thought could be constructed. <br />Based upon those discussions, it was determined that the following uses would be feasible: <br />1. 100% single - family homes, with average sales price of approximately <br />2. Mix of single- family homes and town homes <br />3. Mix of single - family homes and multi - family senior cooperative (owner occupied) or <br />senior rental (concept attached) <br />4. Mix of single - family homes, town homes and multi - family senior cooperative (owner <br />occupied) or senior rental (concept attached) <br />Pulte provided two (2) site plan concepts outlining #3 and #4 above. Please note that staff is not <br />stating that Pulte would be the end developer /user or that the City should work with them.
