The project <br />however does not need much help in meeting the city’s already <br />established multifamily guidelines. The Project’s Lot Coverage is <br />projected to be 51.5% (including proof of parking). However, if we <br />exclude the boulevard, that number falls to 47.1%. It is typical to exclude <br />the boulevard for lot coverage calculations because the boulevard and the <br />north and south sidewalks serve the public and the housing community. <br />The 51.5% ratio also includes the swimming pool, gathering plaza, <br />independent living patio and assisted living patio, and memory garden. <br />These new outdoor spaces are landscaped and provide outdoor amenities <br />for residents of the campus adding tremendous quality of life. If the pool <br />and gathering plaza are excluded from these calculations, coverage drops <br />further than 47.1%, which is excellent for a property of this size. <br />The Project’s building-to-land ratio is 20.1% (22.3% if private road outlot is <br />excluded), with the zoning max at 35%, the Project is well below the <br />maximum. <br />Compliance with Planning Principles <br />In developing the Project, The Village paid special attention to the City’s <br />five Planning Principles.
