<br />As the proposed development relates to traffic and access, the internal <br />roadway, vehicle and pedestrian access and ways of traverse have been <br />designed for the proposed demand. The offsite transportation <br />improvements are being re-analyzed to account for the updated unit <br />number and uses, which will present recommendations for offsite <br />improvements. The preliminary development plans have been reviewed <br />with engineering and fire departments and their respective initial <br />comments have been incorporated. <br />The sanitary sewer adjacent to the site, located in the alley to the north, <br />was determined in the previous submittals to be adequate to serve the <br />development and that remains the case for this reduced <br />density. Similarly, the domestic water supply is available to the south and <br />west of the property to serve the development. As was the case in the <br />previous proposals, following the preliminary approval of the proposed <br />plan, the City will verify further improvements needed offsite to ensure <br />adequate fire flows as required by proposed building types. <br />Stormwater management has been an obstacle on the Property for many <br />years. Nonetheless, the Project meets the City and MWMO requirements <br />for rate control, water quality and freeboard. The proposed management <br />system consists primarily of a collection system routing runoff to <br />traditional surface ponds, and supplemental filtration, to treat and store <br />the stormwater prior to discharging it at a rate no more than the current <br />conditions discharge. <br />You can find additional detailed engineering information in the submittal <br />package attached on all of these items. <br />4) Protection of the environment. All development must meet all <br />Federal, State, watershed district, and local requirements for <br />environmental protection. The city will ensure all pollution and <br />contamination is properly remediated. <br /> <br />The Project is significantly scaled back from the 823-unit project. Notably, <br />the environmental assessment worksheet for that initial project concluded <br />it was not likely to result in significant environmental impact. The Village <br />agrees that the Project must comply with all Federal, State, watershed <br />district, and local requirements for environmental protection regulations. <br />We believe it does meet—and, in many instances, exceeds—those <br />thresholds. <br />As has been noted elsewhere, environmental testing reveals that <br />hazardous substances exist below ground on the Property.
