<br /> <br /> <br /> <br />PARKLAND DEDICATION REQUIREMENT <br /> <br />1) 15.4 acres * 10% of land = 1.54 acres; OR <br /> <br />2) $6,000,000 for 15.4 acres = $389,610 per acre or $600,000 (cash value of 1.54 acres); OR <br /> <br />3) A combination thereof <br /> <br /> <br />STAFF RECOMMENDATION <br /> <br />Staff has completed a review of the parkland dedication proposal and has the following <br />recommendations and conditions for the Parkland dedication: <br /> Accept an 8 foot wide trail easement and the trail costs as eligible credit toward the parkland <br />dedication cash‐in‐lieu amount. The trail is well connected to Kenzie Terrace and Stinson <br />Parkway, increasing the value of the overall park system, and accommodating an amenity that is <br />easily enjoyable as public parkland. Therefore, staff recommends crediting the construction of <br />the trail to the cash‐in‐lieu park dedication payment. <br /> <br /> Require a partial cash‐in‐lieu parkland dedication, rather than a full parkland dedication. The city <br />of St. Anthony has a developed park system of local and community wide parks. Accepting a <br />cash‐in‐lieu amount for a portion of the parkland dedication allows the community to enhance <br />and add capital improvements, as outlined in their CIP to more fully accommodate additional
