Bartel - Has Dominium considered splitting the building into two buildings across the lots, lowering the overall <br />height and doing pitch roof similar to adjacent buildings? <br />Mehl - Will look at that. <br />Grittman - There are utilities under 38th that would be cost prohibitive to move. <br />Randle – What are the rents? <br />Mehl - Approx. $950, $1,080, $1,325 for 1, 2, 3 bedroom. Final rents TBD <br />Socha – Management? <br />Mehl – Dominium will manage the property <br />Papatola – Road capacity? <br />Mehl – Would need to do a traffic study <br />Randle – Need to be subsidized? <br />Mehl – Would be looking at tax credits and TIF. Waiting to do per forma. <br />Bartel – Looks intimidating, concerns on density, negative impact on Cottages. Feels too big for the space. <br /> <br />Papatola – Parking lot looks like a big hole. <br />Mehl – Only so many places to put in surface parking. <br />Rude -Is this planned to be a market rate building or affordable, or mix? <br />Mehl - It will be all affordable. Looking at an average Income model where there is a mix of affordability and the <br />average would be 60% AMI to serve population that makes above the income limit but still struggle to find <br />affordable housing. <br />Jenson – Concern around the city handing multiple developments with 2-3 already in progress. If this project does <br />not move forward, where are the opportunities to meet Met Council affordable goals? <br />Faust - The city does support the Aeon project at the Bremer site. <br />Faust – Concern on the density going above 40 units per acre. <br />Mehl - Density of the adjoining buildings are approx. 60 units per acre. <br />Kvilvang - Last buildings in a large development tend to be hardest to get done <br />Grittman - PUD’s look to entirety of the site for density calc. <br />Rude – Square footages of units? <br />Mehl – Similar to Landings <br />Rude – 30 years affordable? <br />Mehl – After 15 to 17 years, another allocation of tax credits for rehab. <br />Socha – Can you lower the density? <br />Mehl – May not be able to. Appreciate a no verses a slow no. <br />Papatola – Would like to look at the density PUD wide <br />Rude – Split into two lots? <br />Mehl – More costs but can look into it. <br />Jenson - Is there a way to reorient the building to move it away from the cottages? <br />Mehl - There are options that have not been explored yet, will do if/when further design is done. <br />Gray - Main concern is for the cottages due to other developments that have impacted those residents. <br />Mehl - Will rework the site based on the density and configuration concerns
