I am writing regarding the proposed car wash by <br />BLVD Auto Works. <br /> <br />I am opposed to the construction of this facility for the following reasons: <br />1) Oil and gas runoff from the car wash, significant noise and exhaust close to a residential building. <br />2) Significantly increased traffic on Kenzie Terrace and the alley. <br />3) Decreased walkability and safety that will negatively impact the many families, children, elderly and <br />disabled that frequently travel the sidewalks and use the crosswalk, which by the way, drivers seldom notice or <br />honor. It will be essential to install a traffic light to replace the crosswalk. <br />4) Kenzie Terrace is a key roadway into St Anthony Village and can be welcoming and reflect the "Village" like <br />community and character or change and become more commercial which will diminish the ambiance and <br />elderly/family friendliness of St Anthony Village. <br />5) I hope the Village has a larger development plan because when you approved housing for 55 plus, assisted <br />living, affordable housing for seniors, general rental property and the renewal of the trailer court, adding a busy <br />car wash on this short street is out of character to our community, leaves little green space and becomes almost <br />a solid wall of buildings and asphalt on both sides of the street from Lowry to Silver Lake Road. <br />6) The alley and the streets directly off the alley are bustling residential areas with families/people walking, <br />children's sports, playing & biking and neighbors gathering. This will no longer be an enjoyable safe space for <br />the community and families because of increased traffic and noise. <br />7) It is my understanding the trailer court may be developed further which will increase density and traffic as <br />well. <br />8) The current auto service type business, three of them, in this small area seems to be more than enough to <br />serve the needs of this community. Increasing auto related business lacks functionality. Please refrain from <br />making Kenzie Terrace a mini Central Avenue. <br />9) I am confident you have heard all about the decreasing property values concern. You know it is true, will <br />happen and will impact the properties beyond the Kenzington. It is my experience that once a community <br />begins to decrease its attractiveness, desirability, walkability, enjoyability and respect of its residents, it ripples <br />outward and spreads to other parts of the community in unintended ways. <br /> <br />I hope you consider my objections, those of other neighbors and have further discussions around the <br />appropriateness of a car wash and decide to vote against this construction. <br /> <br />Thank you, <br />Marlys Nygren <br />2601 Kenzie Terrace #412 <br />St. Anthony Village <br />763-300-2971 <br />85
