The planning staff’s duty is to ensure that <br />these noise elements have been studied and submitted and are compliant. <br /> <br />The neighborhood is quiet. This is one of the reasons people enjoy living in this area. We like <br />to walk our dogs and visit with our neighbors. It is impossible to fully capture the negative <br />impact of this project on the overall quality of life and desirability of being a homeowner, a <br />condo owner, an apartment dweller in this neighborhood. <br /> <br /> <br /> <br /> <br />WATER CONSUMPTION <br />There are millions and millions of dollars in upcoming proposed housing projects that will all <br />need water. At the time of the first iteration of the Lowry-Grove project there was concern <br />that there may need to be added infrastructure to accommodate the water needs of that <br />project. While that project went away, new projects are coming. The projects on this end of <br />the city, Kenzie Terrace and Stinson Parkway development, Development 65, and Trident <br />Redevelopment Bremer site are under consideration for approval. Where is the analysis of <br />water usage for the BLVD Carwash and the expected needs of the area as there is further <br />development been considered? How will this affect R-1 occupancies water volume? Will there <br />be adequate volume for fire suppression? What is the big picture in terms of water needs to <br />the community? <br /> <br />We are a top tier Green City. There are systems for car wash facilities that are Green <br />compliant. As there are few specifics throughout the proposal being brought forth by the <br />Planning Commission, the Council cannot determine if this is a Green compliant project. In fact, <br />it is possible to wash a car with less than 15 gallons of water then recapture and reuse almost <br />100% of that water. (See Denver, CO – Gleam carwash) <br /> <br />All of the Health/Safety/General Welfare questions are about the impact of the proposed <br />carwash on the health of the neighborhood’s residents. As a Green City it would seems we can <br />do better to protect our citizenry by being diligent and following the law before bringing this <br />submission to the Council. <br /> <br />VISION FOR THE SOUTHERN GATEWAY TO ST. ANTHONY <br /> <br />Is there a big picture vision for the southern gateway to the city? Does a carwash fit into that <br />vision? <br /> <br /> <br />PROPERTY VALUES <br /> <br />As required per ordinance for a CUP request, the City Must demonstrate there is no adverse <br />devaluation of the R-1 occupancies. Until all the proper analysis of these key factors has been
