2 <br />house backs up to the proposed carwash site and I have many <br />concerns with the proposal. The planning work so far has many <br />gaps. Frankly I am concerned with the competence of the <br />planning and zoning committee given these many gaps! <br /> <br />I have the following concerns: <br />1. Placement in a residential neighborhood <br />2. Alley traffic and parking <br />3. Lighting <br />4. Pollution (Noise and Car Pollution) <br />5. Water management <br /> <br />1. Although the lot is zoned commercial, it is quite small and <br />triangular. The lot butts up to residential housing on 2 of 3 <br />sides. There will be a significant amount of traffic that will <br />negatively effect property values. We already deal with <br />significant traffic due to the Kenzington. The proposed site has <br />a dumpster that faces the alley, which will result in more traffic. <br /> <br />2. Due to the street layouts in the area, increased alley traffic is <br />very likely. This is an alley of single family homes where <br />children frequently play and bike. Parking along our street is <br />already significant at times. Just this week cars were displaced <br />from the Kenzington parking lot due to a construction dumpster <br />and a large crane! Currently Blvd employees park in the empty <br />lot. Where will Blvd and Car Wash employees park once that <br />lot is no longer available? There are not sufficient parking <br />places indicated in the current plan, accounting for the Blvd <br />staff parking. <br /> <br />3. Kenzington already has extremely bright lighting along the <br />alley that is disruptive to the use of our home. We have had to <br />install blackout shades in rooms facing the alley because of the <br />parking lot lights in order to sleep in them! The addition of the <br />car wash parking lot lights would add to the already present <br />lighting problem, and further decrease the usability of all of our <br />yards and south facing rooms. <br /> <br />4. I am VERY concerned about the poor air quality that will <br />result in area yards due to the large volume of cars idling <br />extremely close to my house. Car exhaust has been shown to <br />increase the incidence of developmental delays such as <br />autism. Has a study been done on the likely levels? Other area <br />car washes have significant lines with idling cars for hours at a <br />time. This will be located 20 feet from fenced yards where <br />children play outside year round! <br /> <br />Additionally, there will likely be significant noise pollution from <br />74
