How <br />could this have been approved by the Planning and Zoning <br />Commission without analyzing this data? <br /> <br />The volume of cars expected for a car wash is significant- as <br />many as 600 cars on a Saturday or Sunday, 20 feet from <br />residents’ yards! Would you enjoy having a car wash firing up <br />in your back yard at 8 am on a Saturday or Sunday, nonstop, <br />all day long? We certainly would not like that, and I expect it <br />will significantly reduce our property value. I doubt any of you <br />would appreciate that in your yard. <br /> <br />5. Has a full study done on water use and water management? <br />There are already major water drainage issues in that lot and <br />along the alley during summer rains. Currently the lot is <br />permeable, and we already have this issue. How will this be <br />managed? I have not seen this in the plans. It seems possible <br />that water will be directed into residents’ yards. <br /> <br />I do not believe the city has done their due diligence on any of <br />these issues. I believe the Mayor and City Council should <br />investigate how this was passed by the Planning and Zoning <br />Commission with so many gaps. Regardless of the outcome of <br />this matter, I encourage an investigation into the competence <br />of the Commission prior to their being presenting with further <br />proposals. <br /> <br />Given the lack of due diligence by the Planning Commission to <br />fully analyze the project in the interests of protecting the public <br />and the current residents, I request that the Mayor and City <br />Council reject the permit application. <br /> <br />The Council must find that the use is not detrimental to health, <br />safety, and general welfare of persons residing or working in <br />the vicinity or to the values of property in the vicinity. None of <br />this work has been done. This is a critical oversight.
