2 <br />This site is just across the alley from my backyard. The <br />proposed project will negatively impact me and my family. If <br />approved it will be detrimental to our quality of life. I am <br />shocked that such a project was recommended for approval by <br />our Planning Commission. <br /> <br />I would like to call on the city to deny this project based on the <br />following concerns. All of these should have been raised by the <br />Planning Commission. Their oversight is cause for broader <br />concern as many larger projects are proposed in St. Anthony <br />over the next several years. <br /> <br />I have the following specific concerns with regard to the <br />proposed car wash: <br />Adjacency to a residential neighborhood <br />Alley traffic and parking <br />Noise pollution <br />Air pollution <br />Lighting <br /> <br /> <br />Adjacency To A Residential Neighborhood <br />The lot itself may not be zoned as residential, but the lot itself is <br />very small. Residential housing neighbors it. If the project <br />moves forward, neighboring single family homes will be <br />impacted by activity at the site: traffic, noise, traffic, air <br />emissions, and water pollution. Our quality of life will suffer. I <br />believe my property value will suffer. I certainly would not have <br />purchased my home had there been a car wash across the <br />alley at the time. I am aware of no study that has been <br />completed that demonstrates that property values cannot suffer <br />as a result of such a project. As such, the concern is real and <br />should have been addressed by the Planning Commission. <br />There is a reason why new construction of car washes next to <br />residential areas is rare, if it happens all. <br /> <br />Alley Traffic and Parking <br />The alley is already heavily used and this project might result in <br />congestion in the alley. It could well result in our neighbors <br />losing access to their garages if cars back up in the alley while <br />waiting for washes. I understand too that there is potential for <br />garbage trucks to access the alley to remove trash from a large <br />dumpster on the site, a very different activity from unloading of <br />small residential cans. Such activity could generate a lot of <br />noise in the neighborhood. Additionally, I anticipate traffic and <br />parking spilling onto Wilson and 27th Ave, creating crowding <br />and potentially safety issues. <br /> <br />81
