2 <br />Even a 10% reduction in property values of just the residences that are closest to the proposed car wash would mean a <br />property value reduction of at least $400,000. My professional opinion is that it is more likely going to be twice that <br />amount. That effect on surrounding property values is alone a sufficient reason to deny this application. <br />As our elected officials, St. Anthony Village residents rely on you to thoroughly consider fact-based evidence as you <br />make decisions consistent with our city ordinances. It is clear that this application for a CUP to allow a car wash to be <br />built in this existing neighborhood does not meet the statutory requirements of St Anthony Village.
