• Stormwater Narrative, as follows:
o The stormwater system for this site will include two filtration-type Best
Management Practices (BMPs). Discharge of clean stormwater from
both practices will be conveyed to the city storm sewer. One of the
BMPs will be an underground filtration basin and will receive
stormwater runoff from the parking lot. A sand filter below the
perforated, corrugated metal pipe tanks will filter runoff to remove 60%
Total Phosphorus and 90% Total Suspended Solids content of the raw
stormwater. A second, aboveground basin at the south end of the site
will receive stormwater runoff from the building roof. This BMP will
incorporate native wet prairie type plantings in an amended soil
medium, capable of removing the same pollutants as the underground
basin. In-situ soils preclude stormwater infiltration practices. However,
the proposed BMPs treat stormwater to a much greater extent than the
existing conditions. Further, the aboveground BMP provides an
attractive amenity to building residents and passerby alike.
• Sustainability Measures Call-out:
o Prioritized native and pollinator friendly plantings – please note
Landscape Plan provides a key of native/pollinator information for easy
reference
 Addition of plantings that provide habitat for bees,
moths and butterflies.
 Selection of no-mow fescue for ground cover –drought
tolerant and reducing the need for irrigation and
chemical treatments
 Balancing a beautiful natural aesthetic to be
environmentally friendly at this centerpiece community
intersection
o Raingarden to collect stormwater runoff from the building
 We plan to adjust plantings at the raingarden to
integrate it with the building
o Corner plaza to provide public/private connection to regional transit
o Modular building construction – inherently less waste and more
efficient
o Solar-ready roof
o EV-Charging station-ready
o Indoor and outdoor bike parking, with fix-it station
o Motion sensors for common area lighting
o LED lights
o Low flow/dual flush toilets
o High efficiency water heater
o Energy Star appliances

Victoria Perbix
Interstate Development
952-658-6460 – Office Direct
612-964-3503 – Mobile vperbix@interstatedevelopment.com
2
