Some Design Considerations: <br />Existing Building: <br />1.By constructing apartment units at the perimeters of the second and third floors of the four- <br />story portion of the existing building we can take advantage, with modifications, of the <br />window opening already present and maintain the exterior architecture of the building. <br />2.Interior amenity spaces could be created with the balance of interior space available. <br />3.The lower floor’s unused spaces, yet to be determined, could be converted into public retail <br />spaces along with accommodating existing commercial tenants that are typical of many <br />multi-use developments. <br />4.The upgrading of the building for new tenants needs to be studied for cost effectiveness. <br />New Buildings: <br />1.An exterior visual strategy would be to blend in several modest low-rise apartment <br />buildings sensitive to the environment and neighborhood instead of one large block <br />imposing structure. <br />2.Use varied subtle roof lines, blending earthy colors and create more random and organic <br />relationships among buildings. Construction could also be more easily phased with this <br />muti-building concept. <br />3.Add more landscape plants / features to soften the building’s interaction with the street and <br />other public spaces and to comply with relevant city ordinances. <br />4.Density, parking and traffic need to be examined to determine building sizes and number of <br />units. <br />13
