There are unique 1 <br />circumstances regarding parking. A 5% increase in impervious surface should be looked at 2 <br />further due to the unique circumstances of this property. 3 <br /> 4 <br />Commissioner Hark stated she would like input from the City Engineer on the impervious 5 <br />increase. She would be open to the idea of increasing the impervious. 6 <br /> 7 <br />Commissioner Morita stated he would also like input from the City Engineer on the 8 <br />impervious increase. 9 <br /> 10 <br />Commissioner Corneille stated he would be open to adjusting the impervious and looking at 11 <br />water retention and drainage. There are other variances for this property, and he would be 12 <br />open to what the City Engineer comes back with. Another use for this property would be a 13 <br />multi-family building that would match the other surrounding units. 14 <br /> 15 <br />Commissioner Morita stated that there have been discussions about the lack of developable 16 <br />space for affordable housing. This site could be used for affordable housing. 17 <br /> 18 <br />Chair Socha summarized there could be townhomes there. Commissioner Erickson stated 19 <br />there is a development that could be created on the site that would not require the variances. 20 <br /> 21 <br />Mr. Grittman stated that this site is designated for high-density residential, and there is a range 22 <br />of densities to make it fit on that site. We should not presume that 10 townhomes could be 23 <br />done on that site. 24 <br /> 25 <br />Commissioner Corneille requested staff to provide unit counts for buildings 3727 and 3721 26 <br />before further discussion occurs. 27 <br /> 28 <br />Chair Socha stated there are 3 options: vote for approval, vote for denial, or vote for the 29 <br />applicant to come back with a revised proposal addressing how parking could be maximized 30 <br />and a barrier/fencing/landscape plan on the north side. 31 <br /> 32 <br />Commissioner Morita asked Mr. Grittman if the recommendation is to deny, will it go to City 33 <br />Council and the Council can consider or send it back to the Planning Commission for a 34 <br />recommendation. 35 <br /> 36 <br /> Motion by Commissioner Morita, seconded by Commissioner Erickson, to table with the 37 <br />condition to request that the applicant update the proposal and resubmit the application within 38 <br />15 days. If they chose not to resubmit, then the Planning Commission would recommend 39 <br />denial for the reasons of parking and lack of impervious surface, and a barrier on the north 40 <br />side of the site. 41 <br /> 42 <br />Motion carried 7-0. 43 <br /> 44 <br />VII.
