Section Text Staff Comments/Notes <br />§154.007 DEFINITIONS (zoning) <br />ACCESSORY DWELLING UNIT (ADU). A <br />secondary dwelling unit, subordinate to the <br />principal dwelling on the parcel, occupied as a <br />separate dwelling with its own kitchen, <br />sanitation (bathroom), and sleeping area, <br />along with a separate exterior entrance to the <br />outdoors. <br />§154.176 ACCESSORY BUILDINGS <br />(I)Accessory Dwelling Units (ADUs)New Subsection <br />(1)Purpose and Intent <br />This Section establishes regulations relating <br />to the establishment and operation of <br />Accessory Dwelling Units (ADUs) on <br />properties occupied by a single family home. <br />The purpose of these regulations is the <br />accommodation of additional density in <br />limited scope, and that are designed and <br />operated in ways that have the least impacts <br />on existing single family neighborhoods. <br />ADUs shall only be permitted on parcels that <br />meet all other land use regulations applicable <br />to any particular property, and as expressly <br />accessory uses, shall not be presumed to be <br />allowed on any parcel which is not otherwise <br />in full compliance with all other zoning, <br />building, fire, and other requirements. <br />General Information on the <br />reason and initial factors for <br />considering ADUs. <br />(2)Administrative Requirements <br />(a)ADUs may be located only on parcels <br />occupied by one single family detached <br />dwelling in an R-1 or R-1A zoning district. <br />(b)Any ADU shall be required to be located on a <br />parcel on which the principal dwelling is <br />occupied by the owner of the property as the <br />owner’s homestead.
