(d)Parking. Any licensed ADU must demonstrate <br />compliance with the City’s existing off-street <br />parking requirements for the principal dwelling <br />(2 spaces, at least one of which must be <br />enclosed), plus one additional off-street parking <br />space for the ADU. <br />(e)Floor Area. ADUs shall contain no less than 400 <br />square feet of habitable space, and a maximum <br />of 600 square feet. Occupancies shall be limited <br />to no more than 2 adult occupants of 19 years of <br />age or greater, along with dependent minor <br />children less than 19 years of age. <br />All building codes shall apply to the ADU. In this <br />regard, total occupancy may be no greater than <br />one person for the first 150 square feet, one <br />person per each additional 100 square feet. <br />For reference, current code <br />sets a minimum of 500sf for <br />“efficiency” units in multi- <br />family buildings, and 650sf <br />for one-bedroom <br />apartments. The code <br />further sets a minimum of <br />750sf for 2-story single family <br />homes, 900sf for 1-1/2 story <br />single family homes, and <br />1,000sf for 1-story homes. <br />The total occupancy citation <br />is from the State Building <br />Code. Thus, a 400 square <br />foot dwelling may house 3 <br />persons (two adults and one <br />child), and a 600 square foot <br />dwelling may house 5 <br />persons (2 adults and 3 <br />children). <br />The current ordinance limits <br />major accessory buildings to <br />a maximum area of 1,000 <br />square feet (a 4-car garage). <br />The Council may wish to <br />discuss whether this may be <br />expanded for ADUs, or retain <br />the 1,000sf maximum. <br />(f)Accessibility and Egress.
